You’ll be pleased to know that our office is open Monday-Friday from 9 am to 6 pm. Our Buyers, Sellers and Realtors can reach us anytime!

In the process of buying or selling your property, the agents here at Florida Title and Escrow Services review the title history; communicate and work with your lender; prepare the property transfer documents; verify and assist in elimination existing liens, encumbrances and mortgages; record the closing documents with the county; and issue you and your lender title insurance policies.

These things are done to protect you from:

Title Verification: To insure that the property being purchased has clear and marketable title, the following processes must be completed:

  • Title search
  • City and County Lien Search
  • Estoppel letters (From Association, if applicable)
  • Mortgage Payoffs
  • Surveys Ordered
  • Real Estate Taxes
  • Consistent Communication with all parties involved in the transaction.

Title Review: Our attorney managed staff reviews and inspects each document to verify that the chain of title has been passed along with each conveyance without errors and ensure all liens and encumbrances have been satisfied.

Closing: The closing coordinator works together with all parties involved in the closing of the transaction (Buyers, Sellers, Lenders, and Real Estate Agent) in coordination the time and location of closing. Florida Title and Escrow Services can close any transaction anywhere in the State of Florida for the utmost convenience to the client.

At Closing: The Attorney manager will review, explain, and notarize all documents being executed by the Buyer and Seller, addressing any concerns or questions while at the closing table.

William J. Anderson is the Attorney and Partner at Florida Title & Escrow Services, LLC. Mr. Anderson was born in Englewood Cliffs, New Jersey. He attended Rutgers College where he received his Bachelor’s degree in Psychology. After college, Mr. Anderson enrolled in Nova Southeastern University School of Law. While in law school he received a Book Award in Estate and Gift Taxation and was a Florida Bar Disability Public Service Fellow. After receiving his Juris Doctor, Mr. Anderson furthered his legal training at the University of Miami School of Law where he graduated with an LL.M. in Taxation.

Nathan Klutznick is the Founding Partner and Principal at Florida Title & Escrow Services, LLC. Mr. Klutznick was born in Boulder, Colorado. He attended the University of Colorado where he earned his bachelor’s degree in Political Science. In 2004 he move to Fort Lauderdale to begin a career in real estate and has experience in Real Estate Brokerage, Investment, Development and Management.
